NEW MANAGEMENT - JANUARY 2017
I would like to provide an update to the community. In January we will be transitioning to First Service Residential Arizona, LLC as our management company for the HOA. More details to follow.

SOCIAL AND EVENTS COMMITTEE
The San Lucas Social and Events committee is currently seeking new members. The duties of the social committee member will be:
- Attend monthly meetings to plan social events. Meetings will be democratic in nature and promote the sharing of new ideas for social events within our community.
- Participate by coordinating neighborhood events including but not limited to; parties, yard sales, welcoming new residents, and other social events. Participation should be for each event.
If these duties are more than you can commit to at this time but you would still like to help out occasionally, the committee will be seeking volunteers for each specific event and we would love to have your help at that time.
The qualifications of a committee member are as follows:
- A homeowner or spouse of a homeowner
- Be in good standing with all assessments paid, and not currently in violations with CC&R's

UPDATED FINING POLICY
Homeowners found to be in violation of community rules will be sent one (1) Friendly reminder letter. This letter is not a fine, but a fine will be issued if the violation is not corrected by the date on the letter or if there is a reoccurrence of the same issue within ninety (90) days. The exception to this policy is for yard parking. Violations for yard parking will be issued a fine of $100 if not corrected by the date on the letter or if a reoccurrence is found within three hundred and sixty-five (365) of the date of the letter.
Did you know that Palm Trees are only allowed in the backyard? If you have unapproved Palm Trees in the front or side yards, you need to remove or relocate them to the backyard. Please review the Design Review Guidelines for the approved plant list and Architectural review requirements.
UNION PACIFIC RAILROAD

SOLICITORS IN NEIGHBORHOODS
The Town of Marana has published a guide for homeowners on solicitors. Please read this guide for solicitor requirements and restrictions. The guide also has an example of what a solicitor license looks like. Did you know that if you have a no solicitor sign, and you are visited by a solicitor that they are in violation of the law? There have been reports of people climbing on the playground awnings. This is a safety issue, we do not want anyone to get injured. Please ask your family members and guest not to climb on the awnings. The awnings are now registered with the Town of Marana as no trespass zones (as noted in the February 2016 meeting minutes)

THINKING ABOUT PAINTING YOUR HOUSE?
Check with your neighbors, you may be able to save money by hiring the same painter. If you repaint with the original colors you do not need Architectural Review Committee approval.
DOUBLE GATES & PARKING
While double gates are not restricted in the community, there is to be NO PARKING in any landscaped areas of any lot, including the BACKYARD. This means no trailers, no RVs, no vehicles of any kind should be parked in the front, side or rear yards of any lot.
HOMEOWNER ACCOUNT INFORMATION
You can look up your HOA account information, including account balance and history and violation statuses, by logging on to the Associa Arizona website. You will need your HOA account number, located on your HOA statement, to create a username and password to access this information.
Before making any changes or improvements to your property, with the exception of backyard planting of approved plants and the accompanying irrigation system per community guidelines, please complete and submit the Architectural Review Submittal Form (below) to the management company at management@SanLucasHOA.com for review and approval by the Architectural Review Committee. Please be aware that the standard time-frame for approvals is approximately three (3) weeks.

NEW DUES STATEMENTS
The San Lucas Homeowners Association's approved 2016 budget has been posted in the Governing Documents section. As of 1 January 2016, there will be a $4.00 increase to the quarterly assesments, raising it to $84.00. An explanation for the increase is posted in the Pay Dues section and is also being mailed to each homeowner. The coupon books will be replaced with statements that will be mailed in an envelope that doubles as the return envelope, so please be careful not to damage the envelope when opening. An sample of the statement is posed on the Pay Dues section.
FOOD TRUCKS IN THE COMMUNITY
The food trucks are in the community usually on the second Thursday of every month, please check the calendar. Be sure to bring your friends, family, and some chairs for a great night out! Updates on which food trucks are attending and any date changes will be posted on the community website and the Facebook page.
